Rehabilitation allowance

For the rehabilitation of a property that is classed as substandard but has scope for improvement, and has been occupied for more than 15 years, the Walloon Region offers a allowance equivalent to 20% of the value of the invoices for the work carried out (exclusive of VAT), up to a limit of 1,480€. It should be noted that this amount is adjusted depending on the applicant's income and number of dependents.

Eligibility conditions:
  • The applicant must be over 18 years of age.
  • The applicant must be the owner of the property to be rehabilitated.
  • The applicant must occupy the property, without selling it, for a minimum of five years. The property may be let.
  • The property must be located in Wallonia and must have been classified as 'improvable' by a surveyor.

The necessary work must fall within a specific category and must be designed to rehabilitate the building: renovating external joinery, treating dry rot, radon, etc.

Redevelopment allowance

This allowance from the Walloon Region is for work costing at least 5,000€, which is intended to either thoroughly rehabilitate a dwelling with scope for improvement or convert a non-residential building into one or more dwellings. Provided that the applicant undertakes to live in the property for a minimum of 10 years, a allowance of between 1,985 and 2,980€ will be given, depending on income, age, dependents, the location of the property, etc.

Eligibility conditions:
  • The applicant must be over 18 years of age.
  • The applicant must be the owner of the property to be redeveloped and must not have been the owner of any other property during the two years prior to the application date.
  • The dwelling concerned must be the applicant's main residence, and may not be used to perform a professional activity. The property may not be let or sold. These conditions apply for a period of 10 years.

External enhancement allowance

For properties located in Wallonia, built before 1945 for residential use, the owner can apply for financial aid from the Walloon Region in order to carry out external enhancement work on the property. However, the building must be located in a protected area and must not be classed as substandard. The work must be carried out by an approved contractor, and will be reimbursed in line with the applicant's income.

The applicant may be an individual, a company or a representative of the owner(s).

Only certain specific types of work are eligible: replacing window frames, creating additional windows to increase light, repointing façades and gables, repainting, etc...

The allowance may be as much as 50% of the total cost of the work eligible for allowances (exclusive of VAT), up to a ceiling of 5,000€ or 7,500€ for the enhancement of a commercial façade with a separate entrance to the dwelling.
