Building regulations:

A maximum of two storeys with an attic floor is allowed.

The maximum building depth is indicated on the subdivision plan.

The building depth on the ground floor and first floor is 12.00 m.

The maximum cornice height is 6.50 m for a pitched roof and 7.00 m for a flat roof.

The ridge height may not exceed 6.00 m above the permitted cornice height (in the case of a pitched roof).

The roof slope must be between 0° and 45°.

The house must be positioned as shown on the subdivision plan, within the designated building zone.

The front façade must be set back at least 6.00 m from the front boundary line.

The side garden setback must be at least 3.00 m wide, and 5.00 m along the road side.

The front façade width may not exceed 50% of the plot width (measured 6.00 m from the building line).

If a house is built deeper than one of the adjoining houses, the required minimum distance from the side property boundary must also equal the average (cornice) height of the building, measured at the respective side façade.
