1. Zoning and Use

Only single-family homes are permitted. Apartments or multiple dwellings on a single lot are not allowed. Only one home may be built on each lot.

2. Location and Dimensions

The residence must be set back at least 5 meters from the street (setback zone). There must be a minimum distance of 3 meters between the side of the house and the lot boundary. The width of the lot facing the street must be at least 18 meters. You may build on no more than 1/4 of the lot.

3. Architectural Style and Materials

The house must have a pitched roof (between 25 and 50 degrees). Roofs must be covered with tiles, natural or artificial slate, or thatch. Bright or unattractive colors are not permitted. The facades must be in harmony with the surroundings and with each other.

4. Gardens and Fences

The garden area is reserved solely for planting and small garden structures (such as a garden shed), at least 2 meters from the lot line. Fences on the street side may be no more than 1m high and must consist of living hedges or low walls. Existing trees may not be cut down without permission; a written permit is required for this.

5. Roads and Utilities

New roads and modifications will be constructed by the developer and transferred to the municipality. The road network must be accessible to fire departments and emergency services. If necessary, space must be provided free of charge for telephone distribution boxes.
