This average-looking home from the outside turns out to be an extremely modern luminous home with strong sense of space upon entry. The house was renovated from head to toe in 2001 with the help of an excellent architect. Through a bright entrance hall (with guest toilet) we enter the living space with open kitchen that has been completely pulled open to the rear. This creates a space of about 45m2 with windows overlooking the garden. The garden is south facing and offers a lot of privacy and tranquility with high green plantings all around. On the second floor there is the master bedroom with “ensuite” dressing room (19m2 in size), a smaller bedroom and the bathroom with shower, sink and toilet. On the second and top floor there are two more bedrooms (14m2 and 10m2) bringing the total to four bedrooms. The house has an EPC of 204 kwh/m2/year which is (except for 4 points) just below a B-score, but this is due to the fact that the expert did not want to take the roof insulation into account (which is there) due to the absence of evidence. In all likelihood, a re-inspection with puncture in the roof will result in at least a B-score. The house has no garage but the owner rents a large garage (130 euros/month) whose rent can be taken over. The house also has a full basement. Rarely have we seen such a clean, tidy and finished basement. The house has a conforming electricity certificate.
